Why Windows with Roto Hardware Need the Right Cleaning Approach
Roto Frank hardware is the mechanism that makes your tilt-and-turn window work. The hinges, locking points, stay arms, and pivot rests are precision-engineered components. Three things make cleaning windows with this hardware different from a simple fixed pane.
First, the hardware itself. Roto's fittings have a surface coating that can be damaged by acidic cleaners, aggressive chemicals, or the wrong lubricant. Roto warns specifically against acetic acid, ammonia, chlorine, and tannic acid, among others.
Second, the tilt-and-turn mechanism. When you tilt a window open for cleaning, you expose the hardware to cleaning products and runoff from the glass. Soap water dripping onto unlubricated hardware accelerates corrosion. The hardware needs to be lubricated after cleaning, not before.
Third, the glass in tilt-and-turn windows is often large format. The Roto NX system supports windows up to three metres tall. Large glass demands confident technique. A squeegee turn that works on a small bathroom window does not transfer directly to a floor-to-ceiling panel.

- Keep the hardware free from deposits and soiling. Clean with a soft cloth only.
- Never use aggressive, acidic, or abrasive cleaning agents on hardware surfaces.
- Only use mild, pH-neutral cleaning agents in diluted form.
- Lubricate all operation-relevant components in the sash and frame at least once a year.
- Use only resin-free and acid-free lubricants. Grease spray is recommended.
- Avoid aggressive vapours near the hardware: formic acid, acetic acid, ammonia, amine compounds, chlorine, aldehyde, carbolic acid, and tannic acid.
- Do not use acetic-acid or cross-linked acidic sealing compounds near the hardware. Both direct contact and vaporisation can attack the surface.
Roto states that substandard lubricants can prevent the hardware from working properly. This is not a general recommendation. It is a specific warning.

Roto's guidelines are focused on the hardware, which makes sense. That is what the company manufactures. My value is in the glass-cleaning technique that sits alongside the hardware care. The two go together. You maintain the mechanism so the window opens smoothly. Then you clean the glass so the view is crystal clear.
Step-by-Step: Professional Technique for Tilt-and-Turn Windows
Preparation: Soap Water and Tools
Fill a bucket halfway with tap water, at least 10 litres. Add one cup of soap and mix. The mixture should feel like washing dishes at home. Enough soap to dissolve the dirt, not so much that it leaves residue.
Your essential tools: a T-bar applicator with a microfiber cover (a T-shaped tool covered in microfiber fabric designed for washing glass), a squeegee (a flat tool with a rubber blade for wiping off water), and 100% cotton towelling rags.
Using the Tilt-and-Turn Function for Cleaning Access
Roto's tilt-and-turn hardware gives you a built-in cleaning advantage. Turn the handle to the fully open position and swing the sash inward. This gives you access to the exterior glass surface from inside your home. No ladder required.
For upper-floor windows, this is where the hardware pays for itself. Roto's stay arms and pivot rests hold the sash securely in the open position. Clean the outside glass while standing safely inside.
One important note: do not force the handle past its designed positions. If a tilt-and-turn handle does not move smoothly, stop. It likely needs lubrication or adjustment, not force.
Agitation: The Step Most People Skip
Dip your T-bar applicator into the soapy water on both sides. Apply the soap water to the entire glass surface. Then agitate the dirt with up-and-down or side-to-side motions using the T-bar applicator.
The idea is to dissolve the dirt, ready for the squeegee to shave away. If the dirt is not fully dissolved in the soap water and released from the glass, the remaining dirt still stuck will be transported over the squeegee, leaving smudges or smears.
This is the step I spend the most time on in my Mastery Course. Agitation is where the cleaning actually happens. The squeegee just removes what the agitation has loosened.
Detail the Frame Before Squeegeeing
Before you pick up the squeegee, detail the top and sides of the window frame with your 100% cotton towelling rag. Use your finger pressed into the rag to get into the edge where the glass meets the frame. Remove any pooled soap water to avoid drips.
With tilt-and-turn windows, pay extra attention to the hinge side. Soap water tends to pool where the stay arm meets the frame. Remove this before squeegeeing to prevent drips onto clean glass or onto the hardware.
The Squeegee Turns: Three Techniques for Every Window
In my training I teach three squeegee turns. Each one has a different purpose.
Side to side: horizontal passes across the window. Tilt the squeegee at a slight angle so the soap water spills from only one side of the channel. Wipe the rubber dry after each pass for a clean, streak-free start to the following line.
Top to bottom: vertical passes down the window. Same tilt principle. The water is directed to the lower side. For large tilt-and-turn windows with Roto NX hardware, this is often the first turn to use with an extension pole before switching to side to side at arm height.
Turn with a twist, also called the J tune: the professional continuous motion from top to bottom, linking turns with a wrist twist at each end. This turn has top-to-bottom, side-to-side, and mixed variations.

Finishing: Edge Detailing
Clean away any excess soap water using your finger pressed into your 100% cotton towelling rag. Get into the edge where the glass meets the frame and remove any pooled soap water. Rotate the rag so you are only touching the glass with a clean part of the rag.
Hardware Lubrication: After Cleaning, Not Before
This is where Roto's care instructions become critical. After the glass and frames are clean and dry, lubricate all moving parts of the hardware.
Use a resin-free, acid-free grease spray as Roto recommends. Apply to the hinges, locking points, stay arms, and pivot rests. Move the handle through its full range of positions (closed, tilt, turn) a few times to distribute the lubricant evenly.
Do this after cleaning because soap water runoff during the cleaning process can displace or wash away lubricant. Applying lubricant after cleaning ensures the hardware stays protected until the next service.
How Often to Clean and Lubricate
Roto recommends lubricating all operation-relevant hardware at least once a year. I recommend combining this with your window cleaning schedule: clean the glass and lubricate the hardware at the same time, twice a year.
In coastal areas, near swimming pools, or in environments with high humidity, Roto recommends more frequent lubrication. Salt air and chlorine vapour accelerate corrosion on metal fittings.
What NOT to Do with Roto Frank Hardware
Roto is specific about what damages its hardware. Do not use:
- Acidic cleaners, including acetic acid, formic acid, or citric acid-based products.
- Ammonia or ammonia-based glass cleaners near the hardware.
- Chlorine-based cleaning products.
- Abrasive cleaning agents or scouring pads.
- Resinous or acidic lubricants, including WD-40 (which is a water displacer, not a lubricant).
- Acetic-acid sealing compounds near the hardware. Both direct contact and vaporisation attack the surface.
Roto states that using incorrect cleaning agents and sealing compounds may cause property damage, as these can damage the surfaces of components and gaskets. This is a specific warning from the manufacturer.
