Why This System

The visible frame width on Vitrocsa systems (10 to 14mm) means the glass-to-glass or glass-to-frame junction is the primary visual feature - any contamination at this junction is the most visible element of the installation. Hardware concealment is total on Vitrocsa systems - all mechanism is inside the profile or the floor/ceiling track. Lubrication access requires knowing where the access points are, which are not visible to the untrained eye. Vitrocsa glass panels use structural laminated glass or heat-soaked tempered glass that behaves differently under cleaning than standard float glass - edge chipping on structural glass panels carries a different risk than on standard windows. The architectural scale of Vitrocsa installations - often full-wall glazing on luxury villas - means the cleaning access requirements are significant: multiple levels, boom lifts, or rope access may be needed for a complete clean. The luxury and architectural context places the cleaning quality under the same critical scrutiny as the design itself. A Vitrocsa installation that is not maintained to a high standard does not function as designed - the view through the glass is the product, and the product is compromised by cleaning defects.

Step 1 of 2: Manufacturer Recommendations

Official Care Guidance

Source: ORLOFFS PROFESSIONAL GUIDANCE - BASED ON VITROCSA PUBLISHED INFORMATION AND 25 YEARS FIELD EXPERIENCE

Glass

  • Ammonia-free pH-neutral glass cleaner. Purified water for final rinse where available.
  • Microfibre applicator - T-bar is too wide for precise control near minimal frame junctions.
  • Long-channel squeegee for full-height panels. Vertical passes from one edge to the other.
  • Final junction wipe at every glass-to-frame and glass-to-glass junction before leaving the site. Non-negotiable.

Frames

  • The visible frame on Vitrocsa is minimal - the entire 'frame' face may be 10 to 14mm wide. Clean with a lint-free cloth and pH-neutral cleaner. Dry with chamois immediately.
  • Do not allow any cleaning solution to dwell on the minimal frame face - a solution residue on a 10mm face is proportionally enormous.
  • On steel frame elements, dry immediately after every contact with cleaning solution.

Hardware

  • Vitrocsa concealed hardware requires the installation documentation to identify access points.
  • Use PTFE dry film lubricant on all running gear points accessible from the track channel.
  • Do not attempt to access concealed hardware without installation documentation - incorrect disassembly damages precision components.

Step 2 of 2: The Orloffs Protocol

The Orloffs Protocol

This is how I clean Vitrocsa windows. The tools and technique below come from 25 years of daily professional work on the glass. Every step has been tested on real installations and adapted specifically for Vitrocsa systems.

Pro Tools

My daily tool list. This is what I carry to every job.

1Microfibre applicator (not T-bar)
2Long-channel squeegee (60-90cm)
3Ammonia-free pH-neutral glass cleaner
4Purified water for final rinse
5PTFE dry film lubricant
6Lint-free chamois for frame junction polish
7Access equipment plan

Follow these steps in order. Each one builds on the last. This is the same sequence I use on every Vitrocsa installation.

  1. 1

    Pre-clean access and scope planning

Identify the full extent of the glazing installation and the access required to clean every panel.

Confirm access equipment is in place before starting. Do not begin a partial clean that cannot be completed in the same visit - incomplete Vitrocsa cleaning is more visible than on standard windows.

Identify all glass-to-frame and glass-to-glass junctions on the installation plan.

  2. 2

    Glass cleaning - lower panels

Apply ammonia-free cleaner with microfibre applicator in controlled strokes.

Squeegee in vertical passes from one edge to the other. Use a 60cm or longer channel for full panel coverage.

Final junction wipe at every glass-to-frame and glass-to-glass junction.

  3. 3

    Glass cleaning - upper panels

Using planned access equipment, clean upper panels with the same technique.

On full-height installations, confirm that cleaning solution from upper panels is not dripping onto already-cleaned lower panels.

Re-clean any drip contamination on lower panels before leaving the area.

  4. 4

    Frame face cleaning

Apply pH-neutral cleaner to lint-free cloth. Wipe the minimal frame face in one stroke per section.

Dry immediately with chamois. View in raking light to confirm no watermarks or lint.

The 10 to 14mm frame face is the highest-scrutiny surface on the installation.

  5. 5

    Hardware service

Access concealed hardware points using the installation documentation.

Apply PTFE dry film to running gear points. Operate the panel through its full travel three times.

Wipe any visible lubricant residue. Lubricant on the glass face adjacent to the track is immediately visible.

  6. 6

    Final inspection

View every glass panel in raking light at multiple angles.

Check every junction at close range.

Confirm no missed sections, no watermarks, no junction residue, no lint on the frame face.

Vitrocsa inspection standard is higher than any other window product. Meet it before leaving.

Pro Tips

  • On a Vitrocsa full-wall installation, plan the cleaning sequence before starting. Top to bottom, inside and outside in sequence, access equipment confirmed. Walking into a Vitrocsa clean without a plan produces an incomplete result on an installation where incomplete results are immediately obvious.
  • Purified water for the final glass rinse on Vitrocsa installations is strongly recommended. Swiss tap water is generally soft and mineral-free, but installations in other countries may have hard water that leaves a mineral film on the glass after the rinse evaporates.
  • The 10mm visible frame face on a Vitrocsa TH+ system is the hardest surface to maintain perfectly in any window product. One lint fibre, one water spot, one cleaning residue line - all are visible from across the room. Lint-free cloths and chamois final pass are not optional.
  • Concealed hardware on Vitrocsa systems is precision-engineered and adjusted during installation. Do not attempt to adjust or disassemble any hardware component without the installation documentation. An incorrectly adjusted concealed mechanism may not be recoverable without the original installer.
  • Full-height Vitrocsa panels on a 4-metre villa wall cleaned with horizontal squeegee passes always show the panel join line between sections. Vertical single-panel passes from floor to ceiling in one stroke, using a long-channel squeegee on an extension pole, are the correct technique.
  • Vitrocsa glass panels use heat-soaked tempered or structural laminated glass. During cleaning, never apply side-load to glass panel edges - the edge of a heat-soaked tempered panel is not as strong as the face. Impact to a tempered panel edge can cause spontaneous fracture.
  • After cleaning a Vitrocsa installation, view the glass from the interior with the exterior in bright light (backlit by daylight). This is the most demanding visibility condition for any glass cleaning defect - if the glass passes this test, it meets the standard.

What NOT To Do

  • Do not use ammonia-containing products on Vitrocsa glass - film buildup reduces the view clarity that is the product's core function.
  • Do not apply any load to glass panel edges during cleaning.
  • Do not attempt concealed hardware access without the installation documentation.
  • Do not leave any junction uncleaned at the end of a Vitrocsa cleaning visit - an incomplete clean on this product is a visible failure.
  • Do not start a partial clean that cannot be completed in the same visit - an incomplete Vitrocsa clean is worse than no clean.

Cleaning Frequency

Glass: Monthly to quarterly (Luxury context sets the frequency by visual standard, not by calendar. Full-wall installations in dusty or coastal locations: monthly.). Frame face: Same visit as glass (The minimal frame face is cleaned at every glass cleaning visit.). Running gear: Twice per year (More frequently in high-use residential and hospitality installations.). Full installation inspection: Once per year (Glass edge condition, hardware condition, sealant condition. By a qualified glazing professional, not a cleaning operative alone.)

Field Notes

โ€œVitrocsa is the most technically demanding window cleaning assignment in the standard residential and architectural sector. The minimal frame means the glass is everything, and the glass quality is a direct function of technique precision. Concealed hardware service on Vitrocsa is a genuine specialist task. The installation documentation is essential. The access points are non-obvious and the adjustment sensitivity is higher than on any other residential window hardware. Full-wall Vitrocsa installations on luxury villas require pre-planning at the level of an access method statement. Improvised access on a 4-metre glass wall is not appropriate for this product or this client.โ€
