Why This System

The visible frame area on swissFineLine systems is extremely small - any cleaning mark on the visible frame face is proportionally enormous compared to a standard window frame. Swiss precision hardware requires precision maintenance - lubricants, products, and tools must be appropriate for the tolerance levels of the mechanism, not just for general window hardware. Luxury residential and hospitality context means the cleaning standard is under critical and continuous assessment by clients and guests - there is no latitude for technique defects. Full-height glass panels in interior applications are maintained in a different environment than exterior glass - interior glass accumulates different deposits (fingermarks, breath, food residue) that require a different product approach. The architectural design context of swissFineLine installations means the product is often the focal point of the space. Maintaining it correctly is maintaining the design intent.

Step 1 of 2: Manufacturer Recommendations

Official Care Guidance

Source: ORLOFFS PROFESSIONAL GUIDANCE - BASED ON SWISSFINELINE PUBLISHED INFORMATION AND 25 YEARS FIELD EXPERIENCE

Glass

  • Ammonia-free pH-neutral glass cleaner. Microfibre applicator and professional squeegee.
  • Interior glass: vertical squeegee passes from edge to edge. Full-height panels need a long-channel squeegee.
  • Exterior glass: standard top-to-bottom squeegee technique.
  • Final edge wipe at the frame junction before the last squeegee pull.

Frames

  • pH-neutral cleaner on microfibre cloth. Wipe the narrow frame face with a fresh cloth section each pass.
  • Final polish pass on the frame face with a dry chamois or clean microfibre. View in raking light to confirm no watermarks.
  • On steel frame sections, dry immediately after cleaning. Do not leave moisture on bare steel.
  • On anodised sections, pH-neutral only. Immediate rinse after application.

Hardware

  • PTFE dry film lubricant on all running gear points. No wet lubricant that leaves residue.
  • Apply lubricant to running gear twice per year in residential use. Hospitality use: check monthly.
  • Wipe all visible hardware with a soft dry cloth after lubrication to remove any excess. Lubricant residue on visible hardware in a luxury installation is unacceptable.

Step 2 of 2: The Orloffs Protocol

The Orloffs Protocol

This is how I clean swissFineLine windows. The tools and technique below come from 25 years of daily professional work on the glass. Every step has been tested on real installations and adapted specifically for swissFineLine systems.

Pro Tools

My daily tool list. This is what I carry to every job.

1Microfibre applicator (not T-bar)
2Professional squeegee, 45-60cm channel
3Ammonia-free pH-neutral glass cleaner
4Chamois leather for frame polish
5PTFE dry film lubricant
6Lint-free cotton cloths
7Inspection torch for running gear check

Follow these steps in order. Each one builds on the last. This is the same sequence I use on every swissFineLine installation.

  1. 1

    Pre-clean assessment

Assess the glass deposit type: exterior (atmospheric) or interior (fingermarks, breath, food).

On interior panels, check for any stubborn deposits - lipstick, adhesive, food - that need a pre-treatment before the main clean.

Check the running gear operation by sliding the glass panel through its full range. Note any resistance points.

  2. 2

    Glass cleaning

Apply ammonia-free cleaner with microfibre applicator.

On full-height interior panels: squeegee in vertical passes from one edge to the other. Wipe rubber between each pass.

On exterior glass: standard horizontal passes from top to bottom.

  3. 3

    Frame face cleaning

Apply pH-neutral cleaner to a lint-free cloth. Wipe the narrow frame face in one direction.

Use a fresh cloth face for every pass - a used cloth section deposits residue on the narrow face.

Final polish pass with dry chamois. View in raking light.

  4. 4

    Running gear lubrication

Apply PTFE dry film to the running gear contact points.

Slide the panel through its full range three times to distribute the lubricant.

Wipe any visible lubricant residue from the track face and frame face immediately.

  5. 5

    Hardware check

Check that locking points engage cleanly. On slim-frame systems, even slight locking misalignment causes panel racking.

Confirm the panel slides smoothly from end to end with consistent, light resistance throughout the travel.

Check the panel seal condition at any weatherstrip points on exterior systems.

  6. 6

    Final visual check

View every glass panel in raking light from multiple angles.

Check the narrow frame face at close range and at distance.

Any remaining mark gets a targeted clean before leaving the site.

Pro Tips

  • Raking light inspection is the only reliable quality check on swissFineLine glass. Perpendicular to the glass surface, marks are invisible. At 30 to 45 degrees they are immediately visible. Always inspect at an angle before leaving.
  • Ammonia-free glass cleaner is specified for interior glass for a functional reason: ammonia leaves a microscopic film on glass after repeated use that actually makes the glass harder to clean over time. Switch to ammonia-free for all interior glass maintenance.
  • Full-height glass panels cleaned with horizontal squeegee passes in sections always show a faint horizontal line where one section meets the next. The solution is vertical passes for the full height of the panel in one stroke. This requires a longer squeegee channel.
  • PTFE dry film lubricant on swissFineLine running gear is the correct choice. Any wet lubricant - oil or spray grease - will collect dust in the track channel over time and create an abrasive paste. PTFE film leaves nothing to collect dust.
  • Lint-free cloths on the narrow frame face are non-negotiable. A standard cotton cloth with loose fibres deposits lint on a 20mm frame face that is immediately visible in any light. Use commercial-grade lint-free detailing cloths.
  • Interior glass partitions in hospitality installations that carry frequent fingermarks benefit from a hydrophobic coating applied after cleaning. The coating does not prevent fingermarks but makes them much easier to wipe off and significantly extends the time between full cleans.
  • On exterior swissFineLine systems with steel frame sections, drying the frame face after cleaning is a functional requirement, not just a visual one. Moisture sitting on bare or lightly coated steel initiates surface rust that is visible on a narrow frame face immediately.

What NOT To Do

  • Do not use ammonia-containing glass cleaners on interior glass - film buildup from repeated use reduces the clarity of the glass surface.
  • Do not use wet lubricant on swissFineLine running gear - it attracts dust and creates an abrasive paste in the track channel.
  • Do not wipe the narrow frame face with a used cloth section - residue deposits on the narrow face are immediately visible.
  • Do not leave moisture on bare steel frame sections - surface rust forms fast on bare steel in humid conditions.
  • Do not force a glass panel that has resistance in the track - investigate and clear the resistance cause before operating under force.

Field Notes

โ€œswissFineLine installations appear in the most demanding cleaning environments - luxury residential properties where the owner is design-savvy and hospitality installations where the product appearance is commercially important. The combination of slim frame and full-height glass means that cleaning swissFineLine is actually a glass clarity task as much as a frame maintenance task. The glass is the product - the frame is the delivery mechanism. PTFE dry film lubricant is specified for swissFineLine not because oil would damage the mechanism but because the track channels in precision Swiss running gear are too narrow for the dust accumulation that oil creates. Precision hardware needs precision lubricant.โ€
