Why This System

Simonton is an all-vinyl manufacturer. Every product family - entry to premium - uses uPVC vinyl frames. The cleaning approach is consistent across the entire range: pH-neutral, solvent-free, no abrasives. The StormBreaker Plus impact-resistant line uses laminated glass in a heavier vinyl frame. Laminated glass has edge seal sensitivity - inspect seals at every clean and do not allow water to pool at the glass base. Simonton products appear heavily in the Southeast US - a climate zone that combines high UV, high humidity, and significant mildew and algae loading on window surfaces. Cleaning intervals in the Southeast need to reflect this.

Pro Tips

  • Simonton tilt-wash double-hung windows: clean the lower sash exterior by tilting in from outside. On mid-range tilt hardware, the pivot pin is not captive - if the sash tips too far, the pivot disengages. Keep tilt angle under 90 degrees.
  • On Southeast US coastal properties with Simonton windows, a pure water rinse after every conventional cleaning significantly reduces salt deposit re-accumulation rate. Offer this as an add-on service.
  • Ply Gem parent company means Great Lakes Window and Atrium products are manufactured to similar specifications as Simonton. If you are confident on Simonton, you are largely confident on those brands too.

What NOT To Do

  • Do not use solvent, alkaline, or abrasive cleaning products on vinyl frames
  • Do not use bleach concentrations above 3% for mildew treatment
  • Do not allow water to pool at the glass base on StormBreaker Plus impact glass
  • Do not force tilt-wash mechanisms on double-hung windows
  • Do not leave cleaning solution residue on vinyl in direct Southeast sun - it bakes onto the surface

Field Notes

β€œSimonton is a high-volume presence on Southeast US residential cleaning rounds. Efficient vinyl cleaning technique is the core skill - once established, Simonton rounds are fast and consistent. StormBreaker Plus impact windows in Florida and Gulf Coast areas are premium installations in a high-value market. Homeowners who have invested in impact-rated windows understand their value - position your cleaning service accordingly. In Southeast US summer conditions, cleaning solution dries extremely fast on white vinyl in direct sun. Either clean shaded elevations first or work very early in the day on south and west-facing Simonton windows.”
