Why This System
Secondary glazing means two glass surfaces with a cavity between them. The outer glass surface faces the weather - it accumulates external grime, UK acid rain deposits, salt air, and biological growth. The inner Selectaglaze panel faces the interior - it accumulates indoor dust, condensation residue, and fingerprint smear from people touching the panel. The cavity between the outer window and the Selectaglaze inner panel is a condensation zone in UK damp conditions. Condensation on the inner face of the outer glass pane - the cavity-facing surface - is the surface that cleaners most commonly miss. It is not accessible without opening or removing the Selectaglaze panel. Selectaglaze aluminium frames are anodised or powder-coated. The cleaning approach for the frame follows aluminium protocol - pH-neutral, soft cloth, no abrasives. Fixed secondary glazing panels cannot be opened - accessing both glass surfaces requires the Selectaglaze panel to be removed from its frame by a competent person. Window cleaners should not remove fixed secondary glazing panels unless they are trained and contracted to do so.

- Create a four-surface checklist for every Selectaglaze property - outer glass outer, outer glass inner, Selectaglaze outer, Selectaglaze inner - and check it off at every visit
- When quoting a Selectaglaze property for the first time, open a panel to assess the cavity-facing surface condition - heavy condensation residue on first clean requires significantly more time than a maintained cavity
- If building owners ask why their Selectaglaze windows still look hazy after a standard clean, the answer is almost always the cavity-facing surfaces. Demonstrating the four-surface approach on one window is the most effective way to show the value of a specialist secondary glazing clean
What NOT To Do
- Do not clean only the outer glass face and leave the cavity-facing surfaces - this is the most common secondary glazing cleaning failure
- Do not attempt to remove fixed Selectaglaze panels unless contracted and trained to do so
- Do not use abrasive pads on Selectaglaze anodised or powder-coated aluminium frames
- Do not use alkaline cleaners on anodised Selectaglaze aluminium frames
- Do not force Selectaglaze sliding panels if they are stiff - check the channel guide condition before applying force
- Do not use acidic cleaners on the outer heritage window frames

The outer timber window may be painted, single-glazed, and in varying states of maintenance. Do not attempt to paint or repair the outer timber window - clean only. Condensation on the cavity-facing inner face of the outer glass is a common complaint from Selectaglaze building owners. It is not a cleaning failure - it is a ventilation issue in the cavity. Cleaning the surface removes the visual evidence but does not address the cause.โ
