Why This System

Frames

  • pH-neutral solvent-free PVC cleaner on damp cloth. Do not apply to hot PVC in direct sun - move to shaded face first.
  • Use soft tools only. Hot PVC surface in summer marks more easily than cooler PVC.
  • Clear all sash drainage slots at every clean.
  • Check and clear the cill junction of mineral deposits that accumulate faster in the Balkan climate.

Hardware

This is how I clean Primus Group windows. The tools and technique below come from 25 years of daily professional work on the glass. Every step has been tested on real installations and adapted specifically for Primus Group systems.

Follow these steps in order. Each one builds on the last. This is the same sequence I use on every Primus Group installation.

  1. 1

    Timing check for south-facing glass

    Check the sun position before starting south or west-facing windows. Midday direct sun on Bulgarian glazing makes cleaning significantly harder.

    Schedule south-facing windows for morning or late afternoon. North and east-facing windows can be done at any time.

    In summer heat, also check whether the PVC frame face is cool enough to clean - place a hand on the frame. If it is uncomfortably hot, wait or clean the shaded face first.

    Pre-rinse

    Before applying cleaning solution, rinse the glass surface with clean water from a spray bottle or small applicator.

    Allow the rinse water to carry the loose mineral dust off the glass surface before the main clean.

    On heavily dusted glass, a second pre-rinse may be needed before applying cleaning solution.

    Glass cleaning

    Apply solution with T-bar in full overlapping passes.

    Squeegee from top to bottom. Rubber wipe after each pass.

    Edge wipe in rebate before final pull.

  4. 4

    Frame cleaning

    Apply pH-neutral cleaner to cloth. Wipe straight strokes.

    On hot PVC, work quickly and use minimal mechanical pressure.

    Rinse and dry immediately.

    Drainage and cill clearance

    Clear all sash drainage slots with plastic tool.

    Clear the external cill junction of mineral deposits. These are harder and more adhered in south-eastern European conditions and may need a brief soak with water before brushing.

    Test drainage with a small amount of water.

    Hardware service

    Apply lubricant to all mechanism points. Use a wide-temperature-range product.

    Operate full tilt-and-turn cycle to distribute lubricant.

    Dry any lubricant excess from the frame face - mineral dust in the air will adhere to wet lubricant on PVC.

Pro Tips

  • Timing is the most important variable in Bulgarian window cleaning. The same technique that produces perfect results at 8am on a south-facing window produces streaks and residue at 1pm on the same window.
  • Pre-rinsing is not a step that can be skipped in dusty south-eastern European conditions. The alternative is dragging mineral grit across the glass surface with every T-bar pass.

  • Mineral bloom on south-facing glass that has been left for more than 6 weeks in Bulgarian summer conditions may need a dedicated mineral stain remover rather than standard glass cleaner. Apply according to product instructions, rinse thoroughly, and complete with standard cleaning technique.
  • White PVC frames on south-facing Bulgarian elevations yellow faster than north-facing frames due to UV exposure. This differential yellowing is normal and accelerates if cleaning products with bleach or oxidising agents are ever used.

  • Do not apply lubricant to hardware and leave the window to sit with wet lubricant on the frame - mineral dust will immediately adhere.
