Why This System
Thailand has a pronounced dry season from November to April where dust loading on window surfaces is significantly higher than in the wet season. Cleaning frequency and technique should adapt across the year - dry season requires more aggressive pre-rinsing to prevent dust grinding. uPVC in Thai conditions faces the same UV degradation risk as elsewhere in SE Asia - solvent-free, pH-neutral products are essential.

Glass
- Pre-rinse thoroughly before any agitation - particularly during dry season. pH-neutral solution, squeegee top to bottom.

Step 2 of 2: The Orloffs Protocol
The Orloffs Protocol
This is how I clean Prime Asia Associates windows. The tools and technique below come from 25 years of daily professional work on the glass. Every step has been tested on real installations and adapted specifically for Prime Asia Associates systems.
Pro Tools
My daily tool list. This is what I carry to every job.
Follow these steps in order. Each one builds on the last. This is the same sequence I use on every Prime Asia Associates installation.
- 1
Seasonal assessment
Is it wet or dry season? This determines the order and emphasis of cleaning steps.
- 2
Pre-rinse
Thorough rinse before any agitation - more important in dry season than any other SE Asian location.
- 3
Glass and frame clean
pH-neutral solution. Standard squeegee technique.
- 4
Track and drainage
Clear tracks. Clear weep holes during wet season.
Pro Tips
- In Thailand dry season, budget at least 20% extra time per property for the extended pre-rinse step - it prevents re-work from dust grinding
What NOT To Do
- Do not agitate dry-season dust onto glass without pre-rinsing first
- Do not use solvent or alkaline products on uPVC
- Do not skip weep hole clearing during Thai wet season

Frequently Asked Questions
Field Notes
โThai residential cleaning rounds in expat areas follow European expectations on cleaning standards but require tropical scheduling. Aligning client expectations on 6-8 week frequency is important from the first conversation.โ
