Why This System
Aluminium powder coat and anodised finishes require neutral, ammonia-free, chlorine-free detergents only - non-negotiable. Most commercial glass sprays contain ammonia. Bleach (chlorine) can cause surface corrosion on aluminium. Ponzio specifies specific lubricants for specific hardware components: silicone or Teflon spray for guides and tracks, Vaseline-based lubricant spray or anti-acid grease for hinges, latches, and handles. Standard machine oil or WD-40 are not specified. Ponzio specifies that water temperature must not exceed 30 degrees C during cleaning - hotter water can affect seals and surface finishes. Vacuum guides and tracks with a soft brush attachment before introducing any water - Ponzio specifies this step explicitly. Grit in the tracks becomes abrasive mud the moment water is introduced. Two profile families: WS series (thermally broken casement and tilt-and-turn systems) and NT series (narrower profile). The series determines the glazing depth and frame geometry - relevant when cleaning around hardware and frame edges.

Glass
- Clean with a neutral, non-abrasive detergent diluted in water no hotter than 30 degrees C.
- Do not clean when the glass is exposed to direct sunlight or direct heat sources.
- Use a sponge or soft cloth - no abrasive materials.
Aluminium Frames
- Clean with a neutral, non-abrasive detergent.
- The detergent must be ammonia-free and chlorine-free (no bleach).
- Use a sponge or soft cloth dampened with the cleaning solution.
- Water temperature must not exceed 30 degrees C.
- Do not clean in direct sunlight or near heat sources.
Hardware - Guides and Tracks
- Remove dust and debris from guides and crevices using a vacuum cleaner before cleaning.
- Lubricate guides with silicone or Teflon spray annually.
- Do not allow foreign objects to remain in guides or crevices.
Hardware - Hinges, Latches, and Handles
- Lubricate hinges, latches, and handles annually using a Vaseline-based lubricant spray or anti-acid grease.
- Do not use WD-40 or standard machine oil on Ponzio hardware.
- Do not apply loads to handles or strain them improperly.
- Do not close the window or door with the handle in the closed position.
Gaskets and Seals
- Inspect gaskets regularly for correct positioning.
- Clean gaskets with a vacuum cleaner.
- Apply silicone spray to gaskets annually to maintain flexibility.
- Reposition gaskets in their seats if they have shifted.
Ventilation
- Open windows frequently to allow air exchange and prevent condensation build-up.
- During cold seasons, ventilate for 3-5 minutes at least 3-4 times per day.
- Open during the warmest hours of the day, avoiding ventilation when heating is running at full capacity.

This is how I clean Ponzio windows. The tools and technique below come from 25 years of daily professional work on the glass. Every step has been tested on real installations and adapted specifically for Ponzio systems.

Follow these steps in order. Each one builds on the last. This is the same sequence I use on every Ponzio installation.

Clear the guides and tracks first
Before any water touches the window, run a soft vacuum brush along the guides, drainage channels, and any crevices in the frame. Ponzio specifies this step specifically - loose grit and debris in the tracks becomes abrasive mud the moment water is introduced, and that mud ends up on your glass.
On tilt-and-turn models, open the sash fully and vacuum the track groove where the sash seats. This is where fine debris accumulates and is almost never touched in casual cleaning.

Detail the frame before touching the glass
Wipe down the aluminium frame edges with a damp microfibre cloth using lukewarm water (below 30 degrees C) and a neutral pH-neutral soap solution. Work around the full perimeter of the window, paying attention to corners where dust and pollen pack in.
When your squeegee reaches the edge of the glass, the rubber contacts the frame. If the frame is dirty, the squeegee picks up that grime and pulls it back across the clean glass in a streak. Clean the frame first, every time.

Agitate the glass
Dip your T-bar applicator into the cleaning solution so the microfibre cover is fully saturated. Apply the solution across the whole glass area in overlapping strokes, top to bottom. The goal is to release the dirt from the glass surface so the squeegee can remove it cleanly.
Never clean in direct sunlight and keep water below 30 degrees C, as Ponzio specifies. Solution drying on the glass before you squeegee it off leaves a baked-on residue that is harder to remove than the original dirt.

Edge detail before squeegeeing
Once the glass is agitated, fold a dry section of cotton rag and run it along the top edge and both sides of the window frame. This removes the pooled solution sitting on the frame that the squeegee would otherwise pick up.
This step takes ten seconds. It prevents the majority of streaks on the final pass.

The three squeegee turns
Side to side: start at the top edge with a dry rubber. Work across the glass in a straight horizontal line, tilting the squeegee so water spills from one side of the channel only. Wipe the rubber dry with a clean rag after each pass. Overlap slightly into the next line down. Repeat to the bottom.
Top to bottom: same principle, working down the glass in vertical lines. Start in the top corner, tilt to direct water downward, wipe the rubber dry after each pass, overlap into the next line across.
The J tune: the continuous professional motion - from the top to the bottom of the window in one unbroken movement. Your thumb guides the rotation as you reach the end of each horizontal pass, turning the squeegee to continue down. When this is in muscle memory it is the fastest, most consistent technique on any Ponzio window size.

Final edge detailing
After squeegeeing, a thin line of water sits at the bottom edge and along both sides. Fold your cotton rag to a clean dry corner and detail these edges in one smooth pass. Get your finger into the junction where the glass meets the frame seal to remove pooled solution there.
Left to dry, that edge residue shows up as a white line the moment sunlight hits the glass.

Annual hardware lubrication
Once per year, apply silicone or Teflon spray to the guides and tracks. Apply Vaseline-based lubricant spray or anti-acid grease to hinges, latches, and handles. Apply silicone spray to the gaskets. This is Ponzio's own specification - the products matter as much as the frequency.

- Use the correct lubricants: silicone or Teflon spray for guides and tracks, Vaseline-based spray or anti-acid grease for hinges and handles. Not WD-40.
- Ventilate Ponzio rooms for 3-5 minutes, 3-4 times daily during cold months - this is in Ponzio's official documentation and prevents condensation build-up on the glass.
What NOT To Do
- Do not use ammonia-based cleaning products on any Ponzio surface - this rules out most commercial glass sprays.
- Do not use chlorine-based products (bleach) on frames or glass.
- Do not use abrasive detergents or abrasive cleaning tools on frames or glass.
- Do not clean in direct sunlight or near heat sources.
- Do not use water hotter than 30 degrees C.
- Do not apply loads to handles or operate them with force.
- Do not close a window or door with the handle in the closed position.
- Do not place the open sash against protruding objects.
- Do not insert objects between the sash and the frame.
- Do not allow foreign objects to remain in guides or crevices.
- Do not use WD-40 or general machine oil on hinges, latches, or guides - Ponzio specifies silicone/Teflon spray for tracks and Vaseline-based or anti-acid lubricant for hardware.
- Do not use razor blades, scouring pads, or steel wool on glass or frame surfaces.
