Why This System
Perfect Window Systems products are built to perform in a tropical climate - the aluminium profiles are powder-coated to a higher UV tolerance than European equivalents because Singapore sun is significantly more intense. Sliding track systems accumulate a combination of construction dust, organic debris from surrounding vegetation, and salt deposit from coastal humidity. This grit mix is abrasive on rollers and track surfaces - it is not the same as European window grime. The powder coat on aluminium frames here is functional protection as well as finish. Chalking - the white residue that appears on aged powder coat under tropical UV - is an early warning sign of coating breakdown. Cleaning it away reveals the degradation beneath, but removing it with abrasive pads accelerates the damage.

Glass
- Pre-rinse glass with pure water to remove salt and organic residue before applying cleaning solution - skipping this step grinds deposits into the glass surface.
- Use a pH-neutral glass cleaning solution. Avoid acidic cleaners on glass near aluminium frames - acid runoff attacks the powder coat at the frame-glass junction.
- Squeegee technique: single straight pulls from top to bottom. Overlap each stroke by 2cm. Wipe the rubber after each pull.
- Check glass unit seals at every clean. Tropical UV degrades silicone seals faster than temperate UV. A failed seal shows as condensation between the panes or a dark silicone bead.
Aluminium Frames
- Wipe frames with a soft cloth dampened with pH-neutral solution. Work top to bottom so dirty water runs onto uncleaned surfaces.
- Do not use abrasive pads on powder-coated frames - even white chalked surfaces. Abrasion removes the remaining UV-resistant layer.
- Rinse frames thoroughly after cleaning. Cleaning solution residue left on powder coat in tropical heat accelerates UV degradation.
- If chalking is present, consult the property manager about frame recoating rather than attempting to clean it away.
Tracks and Rollers
- Vacuum or brush the track channels before introducing water - wet grit in tracks forms an abrasive slurry that damages roller surfaces.
- Flush track channels with clean water and a narrow brush. Pay particular attention to corner accumulation points.
- Clear weep holes with a thin wire or toothpick. Do not use metal implements in powder-coated track surfaces.
- After cleaning, apply a small amount of silicone lubricant to the track surface - not to the rollers themselves. This reduces rolling resistance and slows grit adhesion.

Follow these steps in order. Each one builds on the last. This is the same sequence I use on every Perfect Window Systems installation.

Track prep
Brush and vacuum all sliding track channels before introducing any water. Remove visible debris, insect matter, and grit accumulation from channel corners.
- 2
Pre-rinse
Rinse glass and frames with clean water to remove salt deposit and loose organic matter. This step prevents grinding during cleaning.
- 3
Glass cleaning
Apply pH-neutral solution, agitate with a window washer, and squeegee from top to bottom with overlapping strokes. Wipe rubber after each pull.

Frame wipe-down
Wipe aluminium and uPVC frames top to bottom with a damp, clean cloth. Rinse thoroughly to remove all cleaning solution residue.

Post-clean inspection
Check weep holes, glass unit seals, and frame junctions. Apply silicone lubricant to sliding tracks. Document any chalking, seal failure, or hardware issues.
Pro Tips
- Schedule Singapore cleaning visits for the cooler morning hours - cleaning solution dries too fast on sun-heated glass in afternoon conditions and leaves residue marks
- Carry a separate cloth for aluminium frames and a separate cloth for glass - cross-contamination of frame residue onto glass is a common cause of streaking in tropical conditions
- On awning windows, open the sash fully before cleaning the outer face - the top hinge area is inaccessible on a partially open awning

- Do not use solvent-based, citrus oil, or alkaline cleaning products on uPVC profiles
- Do not pressure wash directly into frame joints, weep holes, or glazing beads - tropical rainfall at pressure forces water into cavities
- Do not use acid-based glass cleaners near aluminium frames - acid runoff attacks powder coat
- Do not leave cleaning solution residue on frames in direct sun - it bakes onto the surface and requires abrasive removal
