Why This System

Optima's emphasis on louvre systems means a significant proportion of their installed base requires louvre-specific cleaning technique rather than standard window cleaning. Commercial louvre arrays on institutional and commercial buildings accumulate particulate loading from vehicle traffic, construction dust, and organic matter simultaneously - the cleaning interval needed to maintain them is shorter than standard windows on the same building.

Step 1 of 2: Manufacturer Recommendations

Official Care Guidance

Source: ORLOFFS PROFESSIONAL GUIDANCE - LOUVRE AND ALUMINIUM WINDOW PROTOCOL

Standard Windows

  • pH-neutral solution, squeegee top to bottom. Same tropical aluminium protocol as all Malaysian residential systems.

Louvre Blades

  • Clean blade by blade. A louvre cleaning tool - microfibre wand or purpose brush - that reaches to the back of each blade is required.
  • Clean topside of each blade first, removing accumulated debris.
  • Clean underside of each blade. Mould growth is most common here - use a mild anti-fungal cleaning solution where mould is present.
  • Rinse blade arrays from top down with a low-pressure water flow to clear loosened debris from the array.

Step 2 of 2: The Orloffs Protocol

The Orloffs Protocol

This is how I clean Optima Window windows. The tools and technique below come from 25 years of daily professional work on the glass. Every step has been tested on real installations and adapted specifically for Optima Window systems.

Pro Tools

My daily tool list. This is what I carry to every job.

1Louvre cleaning wand or microfibre paddle
2Ettore squeegee
3Low-pressure pump sprayer

Follow these steps in order. Each one builds on the last. This is the same sequence I use on every Optima Window installation.

  1. 1

    Assess louvre type and access

Identify fixed or adjustable. Confirm access equipment needed for height.

  2. 2

    Dry brush blades

Remove loose debris from blade top surfaces before introducing water.

  3. 3

    Wet clean blade by blade

Work from top to bottom of the array, cleaning topside and underside of each blade.

  4. 4

    Rinse array

Low-pressure rinse from top down to flush loosened debris clear of the array.

  5. 5

    Standard windows

Complete standard window cleaning protocol on non-louvre elements of the facade.

Pro Tips

  • Adjustable louvre systems should be cleaned in the closed or near-closed position - this presents the maximum blade surface for cleaning and keeps water out of the interior
  • On first-clean louvre arrays that have not been maintained, plan for a double-pass - the first pass removes the heavy build-up, the second achieves a clean finish

What NOT To Do

  • Do not clean only the front face of a louvre array - the horizontal blade surfaces accumulate the most debris
  • Do not use high-pressure water on louvre arrays - it drives debris into the frame junctions and blade pivot mechanisms
  • Do not use abrasive materials on powder-coated aluminium louvre blades

Field Notes

โ€œMalaysian commercial louvre arrays are under-maintained relative to standard windows on the same buildings. Positioning louvre maintenance as a specialist service with separate pricing is commercially sensible.โ€
