Why This System

Neata covers the full range from residential to commercial - the cleaning approach for their residential products is straightforward tropical aluminium; their commercial facade work requires more specialist access and technique. Anodised finishes - used on their commercial range - require pH-neutral products only. Alkaline cleaners attack the anodised layer on commercial aluminium facades. Louvre systems accumulate debris on each blade's upper surface in a way that standard window cleaning does not address - louvres need blade-by-blade cleaning with a purpose-made tool.

Step 1 of 2: Manufacturer Recommendations

Official Care Guidance

Residential Glass

  • pH-neutral solution, squeegee top to bottom. Pre-rinse to remove salt and organic deposits.

Aluminium Frames

  • pH-neutral solution on powder-coated and anodised frames. Rinse thoroughly. No abrasives.

Louvre Blades

  • Clean blade upper surfaces individually with a louvre cleaning brush or microfibre wand.
  • Rinse thoroughly - debris washed to the bottom of the louvre stack causes mould growth.

Step 2 of 2: The Orloffs Protocol

The Orloffs Protocol

This is how I clean Neata Aluminium windows. The tools and technique below come from 25 years of daily professional work on the glass. Every step has been tested on real installations and adapted specifically for Neata Aluminium systems.

Pro Tools

My daily tool list. This is what I carry to every job.

1Ettore squeegee 14 inch
2Unger window washer
3Track brush
4Boab belt

Follow these steps in order. Each one builds on the last. This is the same sequence I use on every Neata Aluminium installation.

  1. 1

    Identify product type

Confirm whether residential or commercial. Check for anodised vs powder coat finish.

  2. 2

    Track and louvre prep

Clear sliding tracks. On louvre systems, brush blade surfaces dry before water cleaning.

  3. 3

    Glass and frame clean

Standard protocol for residential. Verify compatibility before commercial facade work.

  4. 4

    Rinse and inspect

Thorough rinse. Check seals, hardware, weep holes.

Pro Tips

  • On Malaysian residential rounds, carry a fine brush specifically for the narrow track channels common on locally-fabricated sliding windows
  • Louvre systems are frequently quoted separately from standard window cleaning - price them per louvre blade, not per window

What NOT To Do

  • Do not use alkaline cleaners on anodised commercial facades
  • Do not use abrasive pads on any aluminium finish
  • Do not skip louvre blade cleaning - topside accumulation causes mould that transfers to internal surfaces

Field Notes

โ€œMalaysian terrace houses with Neata windows are a high-volume cleaning segment. Efficient technique on standard aluminium sliding windows is the primary skill - get the track-clean, pre-rinse, squeegee sequence automatic and the rounds are fast and consistent.โ€
