Why This System

Vertically integrated glass production means Milgard insulated glass unit quality is highly consistent. Seal failure rates are lower than on units produced by third-party glass suppliers - but when a seal fails on a Milgard unit, the True Lifetime warranty covers replacement for the original purchaser. Pacific Northwest climate creates specific cleaning considerations. Marine air on coastal Oregon and Washington properties means salt deposit on glass and frames even well inland from the coast. Pre-rinse is essential before agitation on any coastal Milgard property. Fibreglass Ultra Series products have extremely low thermal expansion compared to vinyl. This means the glazing seals and hardware alignment stay consistent year-round, even in the temperature extremes of inland California and the Pacific Northwest.

Step 2 of 2: The Orloffs Protocol

The Orloffs Protocol

This is how I clean Milgard Windows & Doors windows. The tools and technique below come from 25 years of daily professional work on the glass. Every step has been tested on real installations and adapted specifically for Milgard Windows & Doors systems.

Pro Tips

  • In Oregon and Washington, morning dew and rainfall mean windows are often wet when you arrive. Do not skip the cleaning solution application - water alone does not remove organic matter and salt. Add solution to wet glass and proceed with squeegee technique.
  • Milgard dark-frame Trinsic windows in California summer conditions heat to very high surface temperatures. Apply solution quickly and squeegee immediately - do not let solution dwell on hot dark aluminium.
  • On Moving Glass Wall systems with multiple panels, number the panels mentally from left to right and clean them in sequence. Losing track of which panels you have cleaned is easier than it sounds on a 6-panel system.

What NOT To Do

  • Do not skip pre-rinsing on coastal Pacific Northwest properties - salt deposit agitated without pre-rinse scratches glass
  • Do not use solvent or alkaline cleaners on vinyl or fibreglass frames
  • Do not use abrasive materials on any Milgard frame surface or powder-coated aluminium
  • Do not operate Moving Glass Wall panels without clearing track debris first
  • Do not use harsh bleach concentrations on vinyl - dilute to 3% maximum for mildew treatment

Field Notes

β€œMilgard True Lifetime warranty is an important customer service point. When you identify a failed insulated glass unit seal, tell the homeowner clearly - if they are the original purchaser, the replacement is covered. This kind of observation builds loyalty. Pacific Northwest properties with Milgard windows often have extensive exterior mould and algae on north-facing surfaces. This is an environmental condition, not a reflection of the window quality. Set expectations on cleaning frequency - north-facing Pacific Northwest surfaces may need attention every 6 to 8 weeks to prevent algae establishment. Milgard Moving Glass Wall systems in California vacation homes and entertainment areas are a growing premium market. Service them with the same care and technique as La Cantina - large glass, floor tracks, premium expectations.”
