Why This System

MIWD's strength is new construction supply at scale. Products are specified by home builders for consistent performance across large developments. This means uniform product across a development but also means specifications optimised for cost-effectiveness rather than premium performance. Entry-level to mid-range hardware on MIWD products is reliable but will wear faster than premium alternatives when maintenance is neglected. Track cleaning frequency matters more on MIWD sliding products than on premium brands. Aluminium windows from MIWD in commercial and light commercial applications require the same care as any powder-coated aluminium - pH-neutral products, no abrasives.

The Orloffs Protocol

This is how I clean MI Windows and Doors windows. The tools and technique below come from 25 years of daily professional work on the glass. Every step has been tested on real installations and adapted specifically for MI Windows and Doors systems.

Pro Tips

  • On new construction MIWD developments, walk the property before pricing to count windows, identify construction debris levels, and check for any broken or damaged units to document pre-clean. New construction liability starts from the first visit.
  • MIWD single-hung windows - the lower sash slides up - are extremely common on eastern US new construction. Standard outside-in technique works on first-floor units. Upper-storey single-hung windows are not tilt-wash - price exterior access separately.
  • Construction sticker adhesive on glass and frames is the most common debris issue on new build MIWD windows. Use a citrus-based adhesive remover on glass only - not frames. Rinse immediately and thoroughly.

What NOT To Do

  • Do not use a razor scraper on vinyl or aluminium frames
  • Do not use solvent or abrasive products on vinyl frames
  • Do not skip weep hole clearing on first-clean new construction properties
  • Do not use alkaline cleaners on powder-coated aluminium

Field Notes

β€œMIWD new construction developments are high-volume, consistent work. Establish an efficient sequence - same window type repeated across dozens of units - and the round is straightforward once the technique is dialled in. First-clean new construction pricing should always be higher than ongoing maintenance pricing. The additional time for construction debris removal, weep hole clearing, and sticker removal is significant. Mid-Atlantic US climate means MIWD windows in Pennsylvania, Maryland, and Virginia experience significant temperature swings and seasonal weather. Track and hardware maintenance matters more in four-season climates than in more stable climates.”
