Why This System

Masterframe's sliding sash geometry means there is no traditional outer casement face - the sash slides within the frame box. The cleaning access points and grime accumulation zones are entirely different from casement windows. The meeting rail on a Masterframe sliding sash is horizontal, central, and has two faces - the upper face (from the lower sash) and the lower face (from the upper sash). Both accumulate grime. The lower face is particularly neglected because it faces down and is not visible at eye level. Tilt-clean Masterframe sashes allow the outer glass face to be cleaned from inside by tilting the sash inward. This is convenient but creates an access order requirement - tilt and clean one sash at a time, return to position before tilting the other. The spiral balance channels at the sides of the Masterframe frame accumulate debris that transfers to the sash sides when the window is operated. These channels are often completely neglected and should be included in a thorough clean.

Pro Tips

  • On first visit to a Masterframe property, always test the tilt mechanism before climbing a ladder - if tilt access is available, it is safer and faster than external ladder access for upper floor sashes
  • Clean the meeting rail before the glass - the meeting rail cloth picks up grime that can transfer to glass if you do it in the wrong order
  • On Masterframe sashes in period terraces, check the sill drainage at the ends of the external sill where it meets the frame - this point blocks with moss and debris faster than the flat sill face

What NOT To Do

  • Do not tilt both Masterframe sashes simultaneously
  • Do not saturate the brush pile draught seals at the meeting rail with cleaning solution
  • Do not use bleach or chlorine cleaners on any Masterframe uPVC surface
  • Do not use solvent-based cleaners on colour-foil Masterframe finishes
  • Do not force a Masterframe sash if it is stiff - check spiral balance condition before applying force
  • Do not use abrasive pads on the frame or sash face

Field Notes

โ€œMasterframe windows in Victorian and Edwardian terraces are often in conservation areas. The period streetscape appearance is valued by local planning authorities - work cleanly with no product runs or tool marks on the painted or white uPVC sash faces visible from the street. The spiral balances on older Masterframe sashes occasionally fail - a sash that will not stay in position when raised is a balance issue. Document and flag to the customer - do not force the sash. UK north-facing sash sills accumulate green algae growth in damp winter conditions. Treat at every visit with a soft brush and pH-neutral cleaner - algae on the sill transfers to the sash base and eventually inside if left untreated.โ€
