Why This System
Masonite's fibreglass door slabs use a glass-fibre-reinforced composite construction that is more resistant to dimensional change than timber in Canada's wide temperature swings. However, fibreglass door slabs are not immune to finish degradation - the surface gel coat or factory finish is the primary maintenance point. Wood-grain textured fibreglass doors have a surface texture applied during manufacture. This texture looks like timber grain but is not - it is a pattern pressed into the fibreglass surface. Cleaning this surface requires a soft approach. Abrasive tools remove the texture. Steel door slabs at the panel face are painted over a primer coat. The paint is the weather barrier. Any breach in the paint - from impact damage, abrasion, or aggressive cleaning - allows moisture to reach the steel beneath, which will rust in Canadian climates. Glazed panels in Masonite doors use standard insulated glass units. The glass-to-frame seal around the panel is the same silicone-sealed rebate joint used in window systems - it ages, and it fails. In Canada's freeze-thaw cycling, it ages faster than in mild climates.

- On Masonite wood-grain fibreglass doors, use a white cloth for the cleaning wipe - if the cloth picks up any colour, the cleaner is too aggressive for the factory finish
- Test the door lock and deadbolt on arrival before cleaning - hardware issues identified before the clean are pre-existing conditions, not caused by your visit
- Dark-coloured Masonite factory-stained fibreglass doors fade faster than light colours on south-facing exposures. If you have a client with a dark charcoal or black Masonite door on a south elevation, mention this at the first spring visit and recommend a UV-protective topcoat application
What NOT To Do
- Do not use abrasive pads or scouring compounds on fibreglass door slabs - wood-grain texture is a surface feature, not structural
- Do not use solvent-based cleaners on fibreglass or composite slabs
- Do not leave any bare steel exposed on steel door slabs - flag any paint breach immediately
- Do not pressure-wash door frame perimeters
- Do not use water on timber door slab surfaces - wipe only with a lightly damp cloth and dry immediately

“Masonite doors are in virtually every production-housing neighbourhood in Canada. On large residential cleaning contracts, you will encounter them constantly. The wood-grain fibreglass slab is the most common - learn what it feels like and how to clean it correctly. Factory-stained Masonite fibreglass doors in darker colours fade unevenly on south and west-facing elevations. Document staining and fading at the first spring visit each year. Setting expectations around this - that it is a factory finish issue, not a cleaning issue - is important for client relations. Masonite composite interior doors are not directly relevant to exterior window cleaning but may be encountered in full-property maintenance contracts. Interior composite door slabs require very low water exposure - wipe only, dry immediately.”
