Why This System
Folding aluminium systems have more hinge points, pivot joints, and track surfaces per metre of opening than any other window type - each one is a potential debris accumulation point in tropical conditions. The continuous top track on a folding system must carry the full panel weight smoothly. In Singapore humidity, track lubrication dries out faster and needs more frequent renewal than in temperate climates. Panel stacking zones are the most neglected cleaning area on folding systems - when panels are folded open, the stacked section accumulates grime that is never cleaned because the glass is face-to-face. Glass Panels
- Extend all panels fully before cleaning glass. Lock the system in open position if a locking mechanism is present.
- Clean each panel individually - treat each pane as a separate window. pH-neutral solution, window washer, squeegee from top to bottom.
- Check glass unit seals at hinge frame junctions specifically - the seal is under stress at hinge points and fails here first on folding systems.
Tracks and Hinges
- Brush top track channel clear of debris before water cleaning. Insect matter and organic debris from tropical foliage accumulates here.
- Clean bottom guide channel with a narrow brush. The bottom guide carries less load than the top track but collects more ground-level debris.
- Apply PTFE lubricant to hinge pivot points after cleaning - not silicone oil, which attracts dust in tropical conditions.
- Check all pivot pins for corrosion. Tropical humidity attacks exposed steel pivot components faster than aluminium frame sections.

Follow these steps in order. Each one builds on the last. This is the same sequence I use on every Hoe Heng Aluminium installation.

System assessment
Operate the folding system through its full range before cleaning - identify any stiff hinges, sticky track, or damaged pivot points and note them.

Track cleaning
Brush and clear top track and bottom guide channels. Remove all debris before introducing water.

Glass cleaning - extended position
Clean all panels in fully extended position. pH-neutral solution, squeegee top to bottom, overlap strokes by 2cm.

Stacking zone access
Partially fold panels in pairs to expose face-to-face glass surfaces. Clean these surfaces before fully retracting.
- 5
Lubrication and close-out
Apply PTFE lubricant to hinge pivots. Operate system through full range to distribute lubricant. Report any hardware issues observed.
Pro Tips
- On large folding door systems, work in sections - clean and close each pair of panels before moving to the next section to avoid tracking wet debris across clean glass
- Always test the locking mechanism after cleaning - grit washed into the lock strike during cleaning is a common post-clean fault
- Photograph stiff hinges or corroded pivots during the clean - having a visual record makes maintenance conversations with property managers easier
What NOT To Do
- Do not clean glass panels while the system is partially folded - you cannot access both faces and the frame condition is hidden at the fold points
- Do not use silicone oil on hinge pivot points - it attracts tropical dust and creates a gummy residue
- Do not pressure wash the top track channel - water forced into the track roller carriages displaces lubricant and accelerates wear
- Do not use abrasive pads on powder-coated aluminium frames
