Why This System
Large-format glazing demands adapted squeegee technique - full-height sliding panels can be several metres wide, and water management at the frame edges becomes more demanding at this scale. Thermally hardened glass can carry small raised particles in the surface layer - a by-product of the hardening process that makes the glass scratch more easily than standard float glass. Timber thresholds require oiling a minimum of twice per year - not just cleaning. Dry thresholds crack and void the warranty. Hajom supplies timber with base oil only, not a complete finish. The first full treatment must happen immediately after installation. The 10-year warranty is explicitly maintenance-conditional per Hajom's guidelines and TMF standards.

This is how I clean Hajom windows. The tools and technique below come from 25 years of daily professional work on the glass. Every step has been tested on real installations and adapted specifically for Hajom systems.

Follow these steps in order. Each one builds on the last. This is the same sequence I use on every Hajom installation.

Detail the Frame and Track First
Before any water goes on the glass, wipe down the frame edges with a damp microfibre cloth and mild soapy water. On a Hajom sliding door, the bottom track collects grit, pollen, and fine debris that will transfer onto the glass if not removed first.
When the squeegee rubber reaches the frame edge, any dirt on that frame transfers directly onto the glass as a streak. Clean the frame first. Every time.

Agitate the Glass
Dip your T-bar applicator fully into the soap solution. On a large Hajom panel, use broad overlapping horizontal strokes to wet the entire glass surface before any part of it starts to dry.
The goal of this step is to dissolve the dirt and release it from the glass surface. If the dirt is not fully dissolved, the squeegee will drag grit across the surface. On thermally hardened glass with surface particles, dragged grit produces scratches that are permanent. Take time on this step.
Never clean Hajom glass in direct sunlight.

Detail the Frame Edges Before Squeegeeing
Run a dry corner of your cotton rag along the top edge and both side edges of the glass panel before starting the squeegee. This removes pooled soap water sitting on the frame.
If pooled water stays on the frame, the squeegee picks it up as it reaches the edge and carries dirt back across the clean glass. On a panel several metres wide this compounds quickly.

The Three Squeegee Turns
Side to side: start at the top edge with a dry rubber. Work across in a straight horizontal line. Tilt the squeegee so soap water spills from one side only. Wipe the rubber dry after each pass. Overlap slightly into the next line down.
Top to bottom: the same principle in vertical lines. Start at the top corner with a dry rubber, tilt to direct water downward, wipe the rubber after each line, overlap across.
The J tune: the professional continuous motion from the top of the panel to the bottom in one smooth, unbroken movement. Your thumb guides the rotation at the end of each horizontal pass. On wide Hajom panels, you may need to change the blade mid-job to keep the rubber fresh.

Edge Detailing
After squeegeeing, a thin line of water always remains along the bottom edge and at the sides. Fold a dry cotton rag to a clean corner and detail these edges in a single smooth pass.
Get your fingertip into the joint where glass meets the seal. If left to dry there, residue shows up as a visible line the moment sunlight hits the panel. Rotate the rag to a clean section every few windows.

Threshold and Track
After cleaning the glass, check the hardwood threshold. If it looks dry or feels rough, it needs oil - not just a wipe. Apply clear exterior oil according to Hajom's schedule.
Lubricate the sliding track with a paraffin wax block or candle stub, running it along the track surface and working the door back and forth to distribute.
Pro Tips
- Never use hard scrapers or abrasive pads on Hajom glass - the thermally hardened surface scratches permanently and damage cannot be reversed.
- Never use products containing fluoride or phosphoric acid on the glass - Hajom specifically prohibits these as fluoride causes the glass surface to rust.
- Always clean frames and tracks before touching the glass - grit transferred from the track onto a large panel creates visible scratches across metres of expensive glazing.
- Oil hardwood thresholds at least twice per year - a dry threshold cracks and voids the warranty. This is a financial decision, not just a maintenance one.
- Lubricate the sliding track with paraffin wax or a candle stub - Hajom specifically recommends this and it costs almost nothing.
- Keep records of all maintenance performed - the 10-year warranty is explicitly conditional on following Hajom's care guidelines.
What NOT To Do
- Do not use hard scrapers on the glass surface. Hajom's thermally hardened glass scratches permanently.
- Do not use abrasive cleaning products or powder-based cleaners on glass.
- Do not use any cleaning product containing fluoride. Fluoride causes Hajom glass to rust.
- Do not use any product containing phosphoric acid on the glass.
- Do not apply adhesive tape or stickers to Hajom glass.
- Do not clean the glass in direct sunlight. The solution dries before it can be removed and bakes onto the surface.
- Do not allow stain, paint, or oil to contact hardware, runners, seals, or glass joints during maintenance. Wipe off any contact immediately.
- Do not close the door or window before surface treatments are fully dry.
- Do not leave timber frames unfinished or un-oiled after installation.
- Do not skip the regular oiling schedule on hardwood thresholds. Dry thresholds crack and void the warranty.
