Why This System

K-Line aluminium profiles use a refined thermal break design that achieves high thermal performance while maintaining slim visible sightlines - the combination that defines the brand. Anodised aluminium finish on K-Line products requires a different cleaning approach from powder coat - anodising is a surface conversion of the aluminium itself, not a coating that can be scratched off, but it is attacked by both acidic and alkaline products. French outward-opening casement configuration with aluminium frames means friction stays in aluminium, not plastic - the stay pivot and tension are different from standard PVC casement stays. K-Line flush threshold sliding doors have a very low bottom track profile - the track is almost level with both interior and exterior floor finishes, which means external debris enters the track more easily than on raised-threshold systems. Premium powder-coat finishes on K-Line products are often in architect-specified custom colours or fine-texture finishes that show cleaning marks more clearly than standard smooth powder coat.

Step 1 of 2: Manufacturer Recommendations

Official Care Guidance

Source: ORLOFFS PROFESSIONAL GUIDANCE - BASED ON GROUPE LIEBOT / K-LINE PUBLISHED INFORMATION AND 25 YEARS FIELD EXPERIENCE

Glass

  • Lukewarm water with mild dish soap or purpose-made glass cleaner. No ammonia on coated or tinted glass.
  • Microfibre T-bar on wash, professional squeegee on pull. Fresh rubber.
  • On flush-frame K-Line aluminium, pre-wipe the glass edge with a cloth before squeegeeing to prevent pooling in the flush joint.
  • No razor blades unless coating type has been confirmed.

Frames

  • Identify finish first - powder coat or anodised aluminium. Both need pH-neutral only, but product selection differs.
  • Powder coat: pH-neutral cleaner on a soft cloth. Rinse thoroughly. Dry with a lint-free cloth.
  • Anodised aluminium: pH-neutral cleaner only. Rinse immediately and thoroughly. No acid, no alkali.
  • No abrasive materials of any kind on premium aluminium finishes.

Hardware

  • Wipe hardware with a damp cloth and dry immediately - K-Line hardware is typically stainless or treated steel.
  • Lubricate espagnolette systems and lift-and-slide bottom rollers annually.
  • Check aluminium casement stays for corrosion at the pivot point. A stay that cannot hold the sash open is a safety issue.

Step 2 of 2: The Orloffs Protocol

The Orloffs Protocol

This is how I clean Groupe LIEBOT / K-Line windows. The tools and technique below come from 25 years of daily professional work on the glass. Every step has been tested on real installations and adapted specifically for Groupe LIEBOT / K-Line systems.

Pro Tools

My daily tool list. This is what I carry to every job.

1Microfibre T-bar applicator
2Professional squeegee, 35 cm channel
3pH-neutral aluminium cleaner
4Lint-free cotton cloths only
5Soft-bristle brush
6Light machine oil
7Torch

Follow these steps in order. Each one builds on the last. This is the same sequence I use on every Groupe LIEBOT / K-Line installation.

  1. 1

    Finish identification

Identify whether the aluminium finish is powder coat or anodised before selecting any cleaning product. Anodised aluminium has a slightly metallic translucent quality; powder coat is opaque and matte or satin.

On custom-colour or fine-texture powder coat, test any new product on an inconspicuous area before full application.

Identify casement or tilt-and-turn configuration and locate any friction stays before ladder positioning.

  2. 2

    Glass wash

Apply solution with T-bar in full overlapping passes.

On flush-frame K-Line systems, apply solution generously along the glass edge to lift soiling from the flush joint.

Dwell 30 to 60 seconds on any soiling.

  3. 3

    Edge detail

Wipe the glass perimeter with a damp cloth before squeegeeing. On flush-frame systems this step is critical.

Dry the top frame rail before squeegeeing.

On casement windows, confirm the friction stay is holding the sash before cleaning the outer face.

  4. 4

    Squeegee

Side-to-side passes from the top. Keep rubber clean after every pass - custom dark powder coat picks up rubber residue visibly.

    Finish with a bottom-edge pass.

On large lift-and-slide panels, use an extended channel and overlap passes carefully.

  5. 5

    Frame wipe-down

pH-neutral cleaner on a soft cloth, applied in one direction along the frame face. Rinse with clean water cloth. Dry with lint-free cloth.

On slim K-Line sightlines, the frame wipe is precise work - use a folded cloth edge rather than a full cloth face on narrow frame members.

Clear the flush threshold track with a soft brush. Remove all visible debris and rinse the track. Dry the track surface before closing the door.

  6. 6

    Hardware and stay check

Check aluminium casement stay pivots for corrosion. A stuck or weak stay is flagged before the next clean.

Dry all hardware immediately after cleaning.

At the annual service visit, lubricate espagnolette guides and lift-and-slide bottom rollers.

Pro Tips

  • Anodised aluminium finish on K-Line products is attacked by both ends of the pH scale. A product that is slightly acidic (a descaler) or slightly alkaline (many general-purpose cleaners) damages anodising over multiple applications even if single-use damage is not visible.
  • Custom powder-coat textures trap fine dust in the texture. A dry soft brush before the wet clean removes surface dust without spreading it into the cleaning solution.
  • Flush threshold tracks on K-Line lift-and-slide doors collect fine grit that compacts under the roller. Remove compacted grit with a soft brush - do not use a metal tool in the track channel.
  • On dark custom powder-coat finishes, avoid cleaning in direct sunlight - solution dries too fast and leaves residue that is visible on the dark surface.
  • K-Line aluminium casement stays in coastal locations need a corrosion check at every visit. A 2-minute check prevents a safety incident during outer-face cleaning from a ladder.
  • The slim aluminium sightlines that make K-Line windows visually distinctive require a precise cloth technique - a wide sweeping cloth pass that works on PVC frames leaves marks on 38 mm aluminium faces.
  • On lift-and-slide panels, operate the door through its full travel after track cleaning to confirm the rollers are running freely before leaving the site.

What NOT To Do

  • Do not use any acidic or alkaline product on anodised aluminium - both attack the anodised layer.
  • Do not use abrasive cloths or pads on any K-Line surface finish.
  • Do not clean custom powder-coat finishes in direct sunlight.
  • Do not use metal tools in flush threshold tracks.
  • Do not clean the outer face of a casement sash from a ladder without confirming the friction stay is secure.

Cleaning Frequency

Glass: 2x to 4x per year (Premium installations often specify quarterly cleans. Spring and autumn minimum.). Frames: Same schedule as glass (Premium aluminium surfaces benefit from regular cleaning to prevent soiling build-up in the narrow sightlines.). Flush threshold track: Every clean (Flush tracks accumulate debris faster than raised-threshold systems.). Hardware lubrication: Once per year (Casement stays checked at every visit. Full lubrication service annually.)

Field Notes

โ€œK-Line aluminium products sit at the top of the French residential window market. The quality of the surface finish and the precision of the hardware mean that cleaning standards need to match the product quality. Anodised aluminium identification is the most important pre-clean assessment on K-Line projects. Applying a standard alkaline frame cleaner to an anodised surface causes a visible bloom that cannot be polished out. Flush threshold lift-and-slide tracks are the highest-maintenance element of the K-Line range. A property with K-Line terrace doors needs a track clean at every visit regardless of how clean the glass looks.โ€
