Why This System
Granada's 50+ year track record means their products are found in a very wide range of Saudi buildings - from older Riyadh villas to more recent commercial complexes. For cleaners, this breadth means encountering Granada systems in all states of age and condition. Older systems will have degraded gaskets and hardware; newer systems will be in better shape.
Saudi Arabia's cleaning conditions are extreme: summer heat over 45°C, fine desert sand (khamseen dust), high UV that degrades gaskets in 5-7 years, and coastal salt air on Jeddah and Dammam installations. Granada aluminium windows need regular cleaning to prevent sand abrasion on powder coat and salt corrosion at frame joints and weep holes.

The Orloffs Protocol
This is how I clean Granada Aluminium windows. The tools and technique below come from 25 years of daily professional work on the glass. Every step has been tested on real installations and adapted specifically for Granada Aluminium systems.
Pro Tools
My daily tool list. This is what I carry to every job.
Follow these steps in order. Each one builds on the last. This is the same sequence I use on every Granada Aluminium installation.
- 1
1. Flush frames and glass with water - Saudi dust must be wet before any contact.
- 2
2. Apply pH-neutral detergent to glass and powder-coated frames.
- 3
3. Squeegee glass top to bottom; overlap strokes.
- 4
4. Wipe frames with microfibre along extrusion direction.
- 5
5. Clear weep holes - Saudi sand packs into drainage slots on every visit.
Pro Tips
- Older Granada systems (10+ years) will have dried-out gaskets - clean carefully around seals, do not force water behind them.
- Riyadh summer: clean before 7am. After that, glass and frame temperatures make cleaning ineffective and detergent bakes on instantly.
- Coastal installations in Jeddah: salt deposits at weep holes are the primary corrosion point - clear and rinse these thoroughly.
What NOT To Do
- Do not use acid descalers on Granada powder-coated frames.
- Do not clean with dry cloths in dusty conditions - sand scratches powder coat.
- Do not force stiff hardware mechanisms - Saudi heat causes aluminium expansion.

Frequently Asked Questions
Field Notes
“Granada Aluminium windows are in a large proportion of Riyadh residential properties. In villas and older apartment buildings, expect hardware that is stiff, gaskets that are cracked, and weep holes blocked with years of sand. Report condition issues clearly to clients - many Saudi residential property owners do not realise how much maintenance these systems need.”
