Why This System
G.James's Queensland base means their products are engineered with high UV intensity as a baseline - both the glass coatings and the aluminium finishes are specified for tropical and subtropical conditions. As a glass processor, G.James supplies high-performance glass units including low-e coatings and reflective glass. These glass types have specific cleaning requirements - particularly reflective glass, which shows cleaning marks at certain angles. Commercial G.James installations often use anodised aluminium profiles rather than powder coat. Alkaline cleaners on anodised aluminium dissolve the oxide layer - this is a critical distinction on commercial G.James properties.
Step 1 of 2: Manufacturer Recommendations
Official Care Guidance
Source: ORLOFFS PROFESSIONAL GUIDANCE - BASED ON 25 YEARS FIELD EXPERIENCE ON AUSTRALIAN COMMERCIAL AND RESIDENTIAL GLAZING SYSTEMS
Glass
- Pre-rinse all glass with clean water before applying cleaning solution. Essential on Queensland coastal properties.
- Use pH-neutral glass cleaning solution. On reflective glass, use minimal solution and squeegee with clean rubber - wipe after every pull.
- Do not use abrasive pads or scratch pads on any G.James glass - particularly processed and coated glass units.
- Inspect glazing seals at every service. G.James commercial IGUs are high-value units - a failed seal is expensive to replace.
Aluminium Frames
- Identify finish - powder coat or anodised - before selecting cleaning product.
- Powder coat: pH-neutral dampened soft cloth, rinse thoroughly.
- Anodised: pH-neutral only. No alkaline cleaners. Rinse thoroughly after cleaning.
- Do not use abrasive pads on either finish.
Commercial Curtain Wall
- Curtain wall cleaning requires rope access or elevated work platform qualifications. Do not attempt curtain wall work without appropriate height safety certification.
- Use only pH-neutral products on curtain wall aluminium mullions and transoms - commercial anodised and powder coat both require pH-neutral chemistry.
- Pre-rinse curtain wall panels from the top down before applying solution.
Step 2 of 2: The Orloffs Protocol
The Orloffs Protocol
This is how I clean G.James Glass & Aluminium windows. The tools and technique below come from 25 years of daily professional work on the glass. Every step has been tested on real installations and adapted specifically for G.James Glass & Aluminium systems.
Pro Tools
My daily tool list. This is what I carry to every job.
Follow these steps in order. Each one builds on the last. This is the same sequence I use on every G.James Glass & Aluminium installation.
- 1
Installation and finish assessment
Identify residential or commercial installation. Identify powder coat or anodised finish. Identify glass type - standard, reflective, or low-e.
- 2
Pre-rinse
Rinse all glass and frames with clean water from the top down.
- 3
Glass cleaning
pH-neutral solution, squeegee, wipe rubber after every pull. Extra care on reflective glass.
- 4
Frame wipe-down
pH-neutral on all frames. Rinse thoroughly.
- 5
Inspection and report
Check glazing seals. Document any pre-existing defects. Apply silicone to residential sliding tracks.
Pro Tips
- On G.James reflective glass, view the cleaned panel at a 45-degree angle under raking light before packing up - this reveals any streaks or missed sections that are invisible when looking at the glass straight on
What NOT To Do
- Do not use alkaline cleaners on anodised G.James aluminium - the oxide layer damage is irreversible
- Do not use abrasive pads on reflective, low-e, or processed glass surfaces
- Do not skip pre-rinsing on Queensland coastal properties
- Do not attempt curtain wall work without height safety certification

Frequently Asked Questions
Field Notes
โG.James commercial properties in Brisbane's CBD show significant salt and pollution accumulation - the river proximity and sea breeze combine to deposit a mixed film that requires thorough pre-rinsing before cleaning. First visits to older G.James commercial properties often reveal mineral staining on the glass from years of inadequate cleaning - allow additional time and consider a mineral deposit treatment as a separate service item.โ
