Brand at a Glance

  • Country: New Zealand
  • Materials: Aluminium and uPVC
  • Market: NZ residential - alternative to APL group products
  • Climate context: NZ - coastal salt both islands, high wind, UV, rain

Product Range

  • Aluminium windows and doors
  • uPVC windows

Why This System

Fairview's aluminium and uPVC product mix means that two windows on the same property may require different cleaning chemistry. Always identify the frame material before applying cleaning products. uPVC frames in NZ are UV-stabilised at manufacture - NZ UV (particularly in the South Island) is higher than European UV levels due to ozone thinning. Use only pH-neutral, solvent-free cleaners on Fairview uPVC. NZ climate conditions apply in full - coastal salt pre-rinse, weep hole maintenance, and spring seal inspection are standard across all Fairview products.

Step 1 of 2: Manufacturer Recommendations

Official Care Guidance

Source: ORLOFFS PROFESSIONAL GUIDANCE - BASED ON 25 YEARS FIELD EXPERIENCE ON NZ ALUMINIUM AND UPVC SYSTEMS

Glass

  • Pre-rinse glass with clean water before applying cleaning solution - standard across NZ.
  • pH-neutral glass cleaning solution, squeegee top to bottom, wipe rubber after each pull.
  • Inspect glazing seals at every service.

Aluminium Frames

  • pH-neutral dampened soft cloth, rinse thoroughly. No abrasive pads.

uPVC Frames

  • pH-neutral, solvent-free cleaner only. No solvents, no citrus oil products.
  • Soft cloth only - no abrasive pads on uPVC.
  • Document yellowing on uPVC frames - UV degradation is irreversible and should be noted.

Tracks and Weep Holes

  • Brush and clear all sliding track channels before introducing water.
  • Clear weep holes at every service. NZ wind-driven rain demands clear drainage paths.
  • Apply silicone lubricant to sliding tracks after cleaning.

Step 2 of 2: The Orloffs Protocol

The Orloffs Protocol

This is how I clean Fairview Windows & Doors windows. The tools and technique below come from 25 years of daily professional work on the glass. Every step has been tested on real installations and adapted specifically for Fairview Windows & Doors systems.

Pro Tools

My daily tool list. This is what I carry to every job.

1Ettore squeegee 18 inch
2Unger HiFlo pure water pole
3pH-neutral, solvent-free concentrate

Follow these steps in order. Each one builds on the last. This is the same sequence I use on every Fairview Windows & Doors installation.

  1. 1

    Frame material identification

Aluminium or uPVC - identify before selecting cleaning products.

  2. 2

    Pre-rinse

Rinse all glass and frames with clean water.

  3. 3

    Glass cleaning

pH-neutral solution, squeegee top to bottom.

  4. 4

    Frame wipe-down

Aluminium: pH-neutral damp cloth. uPVC: pH-neutral solvent-free cloth. Separate cloths for each material.

  5. 5

    Track and weep hole service

Clear channels and weep holes. Apply silicone to sliding tracks. Inspect seals.

Pro Tips

  • On a Fairview property with both aluminium and uPVC windows, start with the aluminium windows first, change to a fresh cloth, then move to uPVC - this eliminates any risk of carrying aluminium cleaning residue onto uPVC surfaces
  • In South Island NZ, check Fairview uPVC window colour at first visit and photograph it - this protects you from being blamed for UV yellowing that preceded your service

What NOT To Do

  • Do not use solvent-based or citrus oil cleaners on Fairview uPVC frames
  • Do not use abrasive pads on aluminium or uPVC frames
  • Do not skip pre-rinsing in NZ conditions
  • Do not use the same cloth on both aluminium and uPVC frames - cross-contamination of cleaning residue causes marks on uPVC

Field Notes

โ€œFairview uPVC in South Island Christchurch and Dunedin properties shows the fastest yellowing rate in NZ - the South Island ozone gap increases UV intensity beyond North Island levels. Document uPVC frame colour at first visit. On properties with a mix of Fairview aluminium and uPVC windows, keeping separate cloths clearly labelled prevents cross-product cleaning errors.โ€
