Follow these steps in order. Each one builds on the last. This is the same sequence I use on every Europa Profil Aluminium installation.

  1. 1

    Coastal pre-rinse

    In coastal locations, rinse the glass and frame surfaces with clean water before applying any cleaning product. Salt deposits mobilised by cleaning solution become abrasive under the T-bar and leave scratches on both glass and frame surfaces.

    This pre-rinse step is not necessary on inland locations where salt air is not a factor. Identify coastal versus inland installation on the first visit and set the protocol accordingly.

    Allow the pre-rinse water to run off before applying cleaning solution. Salt-contaminated rinse water left on the glass mixes with the cleaning solution and reduces its effectiveness.

  2. 2

    Glass wash

    Apply soap solution with the microfibre T-bar. On large Mediterranean sliding panels, a systematic top-to-bottom approach in overlapping vertical strips is more reliable than horizontal passes across the full panel width.

    On hot days in Greece and Cyprus, solution evaporates from the glass surface faster than in Northern European climates. Work one panel at a time and squeegee immediately after washing. Do not wash multiple panels and then squeegee - the solution will have dried.

    Allow dwell time on soiled glass - Mediterranean urban environments accumulate a layer of traffic and Saharan dust that responds to dwell time better than immediate squeegeeing.

    Squeegee technique on large panels

    On Greek and Cypriot residential and hospitality large-format glass, a fanning technique or a wide-channel squeegee (55 cm or wider) is significantly more efficient than side-to-side passes with a 35 cm channel.

    On sliding panels wider than 2 metres, work in vertical strips from left to right rather than trying to pull the full panel width in one pass.

    After squeegeeing large panels, a detail wipe along all four edges with a clean cotton cloth removes the bead that accumulates at the edges - on large panels this bead is substantial.

  4. 4

    Frame wipe and immediate drying

    In the Mediterranean sun, aluminium frame surfaces dry almost immediately after the rinse. Work in the shade where possible. If working in direct sun, dry the frame immediately after rinsing - do not apply cleaner and then move to the next window before drying.

    Pay attention to the track channels on large sliding systems - these collect more debris in Mediterranean climates (dust, insect material, sand) than in Northern European equivalents.

    In coastal locations, a final rinse of the frame with clean water after the cleaner wipe removes mobilised salt residue before drying.

    Annual aluminium treatment

    Apply aluminium restorer or powder-coat protector to all exposed frame surfaces at the annual clean. This is particularly important on south-facing and west-facing elevations that receive maximum UV exposure.

    In coastal locations, the annual restorer application is the single most effective maintenance action beyond standard cleaning - it significantly extends the service life of the powder-coat.

    Apply the restorer to a clean, dry frame surface after the frame wash and rinse. Allow to cure per the product instructions before the window is wetted by rain or sprinkler systems.

    Hardware inspection and maintenance

    In coastal locations, inspect all visible hardware for surface corrosion at every visit, not just the annual service. Surface rust on a steel locking bar is a 10-minute correction with a wire brush and rust-inhibiting primer. Left for six months, it is a hardware replacement.

    Lubricate all moving hardware points with a marine-grade lubricant in coastal locations. On inland locations, standard machine oil is sufficient.

    On large-format sliding systems, check the running rollers by sliding the panel through its full range. Resistance indicates either grit in the track or roller wear - distinguish between the two before recommending replacement.

Pro Tips

  • In Cyprus, water quality is often very hard - mineral deposits dry almost instantly on aluminium frames in the summer heat. An aluminium-safe limescale remover should be part of the standard kit on every Cyprus site visit.
  • On curtain wall Europa Profil installations, the silicon joints between glass panels are under more UV stress than in Northern Europe. Inspect silicon joint condition carefully at every visit - UV-degraded silicon turns yellow and starts to crack at the edges before it fails. Early identification saves the client significant remedial costs.
