Why This System

Comar systems are built to commercial specification - heavier profiles, larger glass panels, and more complex frame geometry than residential aluminium. The cleaning access challenge is greater, and the squeegee size and technique must match the larger glass panels. Comar curtain wall systems have internal drainage channels that run behind the visible frame - external water ingress from pressure washing or improper cleaning technique can compromise the internal drainage and cause water to appear inside the building. Anodised aluminium on premium Comar systems is a different surface finish from powder coat - anodising is an electrochemical process that creates an integral surface layer. Cleaning protocol differs: anodised aluminium is more sensitive to alkaline cleaners than powder coat.

Step 2 of 2: The Orloffs Protocol

The Orloffs Protocol

This is how I clean Comar Architectural Aluminium windows. The tools and technique below come from 25 years of daily professional work on the glass. Every step has been tested on real installations and adapted specifically for Comar Architectural Aluminium systems.

Pro Tips

  • On Comar curtain wall buildings, establish from the building manager whether the internal drainage channels have been recently cleared - blocked internal drainage compounds the risk from any water ingress during cleaning
  • Always identify the frame finish - powder coat or anodise - before selecting your frame cleaning product on Comar commercial work
  • Ground-floor Comar shopfront glass in UK high streets is cleaned most effectively with a standard applicator and squeegee at street level - pole technique on small shopfront glass creates more lines than hand technique

What NOT To Do

  • Do not use alkaline cleaners on anodised Comar aluminium - dulls the surface permanently
  • Do not pressure wash into glazing bar joints on Comar curtain wall systems
  • Do not use abrasive pads on powder-coated or anodised aluminium
  • Do not apply chemical cleaning products to glass with unknown anti-graffiti coatings
  • Do not use acidic cleaners near aluminium frames - acid runoff attacks both powder coat and anodising

Field Notes

โ€œComar curtain wall on UK commercial buildings in urban centres accumulates significantly more grime than residential windows because of higher traffic, exhaust deposits, and proximity to road level. Cleaning cycles for commercial contracts should reflect this - monthly is often appropriate for ground-floor shopfront. On UK schools and healthcare buildings with Comar systems, COSHH compliance for cleaning products is often a contractual requirement. Carry product data sheets and use products that meet the building operator's COSHH requirements. Comar entrance door systems in high-traffic public sector buildings accumulate fingerprints, hand cream residue, and food contamination on the door glass and push plates. These require specific degreasers - confirm product compatibility with the door hardware before use.โ€
