Why This System

Cascadia windows regularly achieve window energy ratings that exceed most other Canadian manufacturers. The fibreglass frame, combined with triple or quad glazing and warm-edge spacer bars, produces a system that loses very little heat through the frame itself. Because fibreglass and glass have the same thermal expansion rate, sill drainage on Cascadia windows experiences less movement-induced cracking than in uPVC systems. However, BC rainfall is heavy - drainage channel clearing is still essential at every visit in the Lower Mainland. The factory finish on Cascadia fibreglass frames is applied as a paint or gel coat. This surface responds differently from powder-coat on aluminium - it is more chemically sensitive to solvents but more resistant to abrasion than uPVC. Passive House airtightness detailing at the frame-to-wall junction uses vapour membranes and specialist tapes that are part of the certified building envelope. No water application at this zone during cleaning.

Pro Tips

  • On BC north-facing elevations, rinse the frame with the pure water pole before applying cleaning solution - you will remove most of the organic matter in the rinse and the cleaning step becomes much faster
  • On Passive House projects, confirm at the start of the job whether the building has been certified or is pre-certification - the airtightness membrane detailing at the frame perimeter may not yet be complete on pre-certification builds, and your water application rules differ
  • Cascadia lift-and-slide doors are heavy. Test the slide mechanism before cleaning the glass - a stiff mechanism before the clean means the hardware needs attention, and testing it after the clean associates the problem with your visit

What NOT To Do

  • Do not use solvent-based, acetone, or citrus-oil cleaners on fibreglass gel coat or painted surfaces
  • Do not use razor blades on glass without confirming that no inner-face Low-E coatings are present - Passive House glazing almost always has multiple coatings
  • Do not pressure-wash Cascadia windows - Passive House airtightness membranes at the frame-to-wall junction must not be disturbed
  • Do not use hard brushes on organic staining on north-facing fibreglass frames - soft cloth with dwell time is the correct approach
  • Do not skip sill drainage clearing in BC - 1,600mm of annual rainfall makes drainage capacity a maintenance issue, not a seasonal one

North-facing Cascadia frames in the Lower Mainland develop green algae staining between visits during the wet season. This is a predictable maintenance issue, not a product defect. Include it in the service description and price accordingly. The BC Interior market has different conditions from the Lower Mainland. If you have Cascadia clients in Kelowna or Kamloops, the freeze-thaw cycle check at spring visits is as important as the drainage clearing is in Vancouver.โ€
