Glass

This is how I clean ASAŞ Alüminyum windows. The tools and technique below come from 25 years of daily professional work on the glass. Every step has been tested on real installations and adapted specifically for ASAŞ Alüminyum systems.

Follow these steps in order. Each one builds on the last. This is the same sequence I use on every ASAŞ Alüminyum installation.

    Confirm frame material

    Determine aluminium or PVC by sound (knock - aluminium rings, PVC sounds hollow) or by checking frame corner joints (PVC uses welded corners, aluminium uses crimped or screwed corner joints).

    Check for foil lamination on PVC or powder coat colour match on aluminium - this affects product selection.

    Identify hardware brand from markings on locking keeps and hinge bodies.

    Drainage and seal inspection

    Clear drainage holes at the base of each outer frame with a soft brush.

    Check perimeter sealant for cracking at all four corners of the frame-to-masonry joint.

    Inspect rubber compression seals for brittleness or visible gaps.

    Glass cleaning

    Apply pH-neutral glass cleaner to a damp microfibre cloth and clean in overlapping passes from top to bottom.

    Squeegee each pane immediately, working in overlapping horizontal strokes.

    Dry frame rebates where glass meets frame to stop solution tracking into hardware.

    Frame cleaning

    Mix warm water with pH-neutral detergent appropriate to the frame material.

    Wipe all frame faces with a soft microfibre cloth, working top to bottom.

    Rinse aluminium frames with clean water and dry immediately. On PVC frames, allow to air dry or dry with a clean cloth.

    Hardware lubrication

    Apply PTFE spray or light machine oil to all hinge knuckles, locking points, and pivot pins.

    Work through full operating cycle three times to distribute lubricant.

    Wipe excess from all frame faces.

    Surface protection and final check

    Apply paste wax to aluminium frame faces or PVC restorer cream to white PVC surfaces as appropriate.

    Lock and check all windows. Note any faults for follow-up.

    Record service date and material type for each window in the building.

Pro Tips

  • When you cannot confirm material type from documentation, a strong magnet is a useful field test - it sticks to the steel reinforcement bar common in PVC frames but not to aluminium.
  • At mid-range price points, ASAS aluminium powder coat specification may vary. If chalking appears on relatively new frames, note this for the building owner - early re-coating is cheaper than waiting for substrate corrosion to start.
