Why This System

Strict pH 5-8 limit on all cleaning agents - anything outside that range risks damaging the powder coating or anodised layer. Maximum 25 degrees Celsius for both water and coating surface temperature during cleaning. Steam cleaning is explicitly prohibited. Multiple system formats from the slim MB-FERROLINE to the MB-77HS lift-and-slide with panels up to 600kg per leaf. MB-104 Passive is certified by the Passive House Institute - airtightness depends on every component including seals and gaskets. Tilt-and-turn mechanisms, multi-point locks, and lift-and-slide hardware operate to close tolerances and need annual lubrication.

Glass

  • Clean glass with clean water and a non-scratching cloth.
  • Use only cleaning agents with a pH between 5 and 8.
  • Water temperature must not exceed 25 degrees Celsius.
  • Coating surface temperature must not exceed 25 degrees Celsius during cleaning.
  • Do not clean coatings using a jet of steam.
  • Before using any cleaning agent, test it on an invisible surface first.

Aluminium Frames

  • Clean with a soft cloth and warm water with a gentle detergent.
  • Materials in contact with coatings must be pH-neutral and must not contain substances harmful to the applied paint or oxide layer.
  • For difficult stains like soot or grease, use products specifically designed for aluminium.
  • Wipe dry after washing to prevent water stains.
  • Protect scratches immediately with an appropriate touch-up varnish.
  • Remove protective film from profiles immediately after assembly - sunlight fuses the film permanently to the powder coating.

Hardware

  • Lubricate hinges and mechanisms at least once per year.
  • Use products specifically intended for aluminium hardware to prevent corrosion.
  • Check for loose components and tighten screws as needed.
  • For the MB-77HS lift-and-slide system, lubricate the slide rail and lifting mechanism annually.

Seals and Gaskets

  • Clean seals with a damp cloth at least once per year.
  • After cleaning, treat seals with a special rubber care product to improve flexibility.
  • Replace damaged or hardened seals promptly - compromised seals reduce thermal and acoustic insulation.

Drainage

  • Inspect drainage openings in the frame and clear any blockages.
  • Blocked drainage causes water to pool inside the frame, damaging hardware and seals over time.
  • Clear drainage channels after heavy storms.

Step 2 of 2: The Orloffs Protocol

The Orloffs Protocol

This is how I clean Aluprof windows. The tools and technique below come from 25 years of daily professional work on the glass. Every step has been tested on real installations and adapted specifically for Aluprof systems.

Follow these steps in order. Each one builds on the last. This is the same sequence I use on every Aluprof installation.

  1. 1

    Detail the frame before touching the glass

    Before touching the glass, wipe down the window frame edges with a microfibre cloth dampened in mild soapy water. This removes the dust, pollen, and grime sitting on the powder-coated frame.

    When you run the squeegee across the glass, the rubber edge makes contact with the frame. If there is dirt on that frame, the squeegee picks it up and drags it across the clean glass as a streak. Clean the frame first. Every time. For Aluprof frames, wipe dry after washing to prevent water stains.

    Agitation

    Dip your T-bar applicator completely into the soapy water on both sides. Apply the solution across the whole glass area using overlapping strokes.

    If the dirt is not fully dissolved, it gets transported under the squeegee, leaving smudges or smears. On large Aluprof sliding panels, cover the whole surface with overlapping strokes.

    Never clean Aluprof windows in direct sunlight. The soap water dries before you can squeegee it off. With Aluprof's 25 degree surface temperature limit, direct sun creates the exact conditions the manufacturer warns against.

  3. 3

    Detail the frame edge again before squeegeeing

    Once the glass is agitated, run a dry corner of your cotton rag along the top edge and both side edges. This removes pooled soap water sitting on the frame so the squeegee will not pick up dirty residue.

  4. 4

    The three squeegee turns

    Side to side: start at the top edge with a dry rubber. Work across in a straight horizontal line. Tilt at a slight angle so soap water spills from one side. Wipe dry after each line. Overlap slightly into the next line down.

    Top to bottom: same motion in vertical lines. Start in the top corner with a dry rubber. Tilt to direct water downward. Wipe dry after each line. Overlap into the next line across.

    The J tune (continuous motion): one smooth unbroken movement from top to bottom. Your thumb guides the wrist rotation at each end of the horizontal pass. The fastest and most consistent method for any window size.

    For large MB-77HS sliding panels: top-to-bottom with a pole for the upper section, side-to-side at arm height for the lower section. Keep the squeegee angle at roughly 45 degrees on the pole.

    Final edge detailing

    After squeegeeing, take a dry cotton rag, fold to a clean corner, and detail the edges in one smooth pass.

    Get your finger into the edge where glass meets the frame seal. Remove any pooled soap water. Left to dry, it leaves a residue mark visible in direct sunlight.

    Rotate the rag to a clean section after each pass. Replace with a fresh rag every few windows.

    Tracks, drainage, and hardware

    For sliding systems, vacuum the bottom track to remove grit and debris before wiping it down. Check that the drainage slots are clear.

    Lubricate hinges and locking points with a product designed for aluminium hardware once per year.

Pro Tips

  • pH 5-8 only - Aluprof specifies this limit explicitly for every surface. Most commercial glass sprays fall outside this range.
  • Water temperature must stay below 25 degrees Celsius. No steam cleaning under any circumstances.
  • Clean the frame first, every time. Most streaks come from dirt the squeegee picks up at the frame edge.
  • Wipe Aluprof frames dry after washing to prevent water stains on the powder-coated surface.
  • On MB-77HS panels, use lighter squeegee pressure and pole work - 600kg panels flex under hard pressure.

What NOT To Do

  • Do not use cleaning agents with a pH below 5 or above 8 - this rules out most commercial glass sprays, vinegar-based cleaners, and alkaline degreasers.
  • Do not use water above 25 degrees Celsius for cleaning.
  • Do not clean when the coating surface temperature exceeds 25 degrees Celsius - do not clean in direct sunlight.
  • Do not use steam cleaning on any Aluprof surface. Aluprof explicitly prohibits steam jets.
  • Do not use aggressive chemicals that can damage the profile coating or glass surface.
  • Do not use abrasive cloths, scouring pads, steel wool, or razor blades on frames or glass.
  • Do not leave protective film on profiles after installation - sunlight fuses the film permanently to the powder coating.
  • Do not direct high-pressure water at frame joints, drainage channels, seals, or hardware.
  • Do not allow drainage holes to remain blocked - pooled water inside the frame damages hardware and seals.
  • Do not neglect annual seal treatment - dried-out seals lose flexibility and compromise thermal and acoustic insulation.
  • Do not use any cleaning agent without testing it first on an invisible surface.
