Why This System
Alumayer operates at the upper end of the Israeli facade market - curtain wall and structural glazing systems designed and installed as part of a full engineering package. The Arpal Group connection means Alumayer systems are often specified from design through to handover on major projects, rather than sold as off-the-shelf profiles. This gives their installations a higher level of site-specific engineering but also means no two facades are identical.
Curtain wall and structural glazing systems have larger uninterrupted glass areas than residential windows - streaks and mineral deposits are visible from far greater distances and degrade the appearance of the whole building. Aluminium mullions and transoms on curtain wall systems collect dust in their drainage channels; blocked drainage on a facade system can force water into the building envelope. Israel's salt air and UV demand more frequent attention on west and north-facing coastal elevations.

The Orloffs Protocol
This is how I clean Alumayer (Arpal Group) windows. The tools and technique below come from 25 years of daily professional work on the glass. Every step has been tested on real installations and adapted specifically for Alumayer (Arpal Group) systems.
Pro Tools
My daily tool list. This is what I carry to every job.
Follow these steps in order. Each one builds on the last. This is the same sequence I use on every Alumayer (Arpal Group) installation.
- 1
1. Inspect structural silicone joints before cleaning - any cracking or separation should be logged and flagged to the building manager before water is applied.
- 2
2. Pre-rinse the full facade panel with clean water to flush salt deposits and mineral dust from mullion and transom channels.
- 3
3. Apply pH-neutral detergent to glass panels - avoid contact with structural silicone where possible.
- 4
4. Squeegee glass top to bottom using a wide blade suited to the panel size; overlap each stroke by 2cm to avoid missed lines.
- 5
5. Wipe aluminium mullions and transoms with a damp microfibre cloth; clear drainage weep holes at the base of each frame unit.
Pro Tips
- On large panel structural glazing, use the longest squeegee you can control accurately - reducing stroke count reduces streak risk on high-visibility glass.
- Log the condition of structural silicone on every visit - early detection of joint degradation protects the client's building envelope and your professional reputation.
- Salt deposits on coastal Tel Aviv and Herzliya facades concentrate on the windward face - budget extra time for west-facing elevations.
What NOT To Do
- Do not use acidic or abrasive products near structural silicone joints - accelerates degradation and can void the building's weatherproofing warranty.
- Do not pressure wash curtain wall systems without checking drainage routes first - blocked weep holes under pressure force water into the building.
- Do not drag squeegee rubber across dry dust on large glass panels - always pre-wet the surface to avoid micro-scratches.

Monthly for coastal and high-visibility commercial facades; every 6-8 weeks for inland sites. Post-construction clean requires specialist detergent for silicone smear and cement splash.
Frequently Asked Questions
Field Notes
โPost-construction cleans on new Israeli commercial buildings typically involve cement splash, silicone smear, and sticker adhesive on glass. Use a purpose-made post-construction glass cleaner and a new razor blade at a flat angle on annealed glass only - never on coated, toughened or laminated panels without confirmation. On high-rise rope access work in coastal cities, morning starts before the sea breeze picks up give you a wider working window before salt-laden air re-deposits on freshly cleaned glass.โ
